Gross Living Area (GLA)
Finished, heated, above-grade space measured at the exterior wall — the standard for US real estate listings, defined by ANSI Z765. Excludes garages, unfinished basements, and open porches.
Legal Bedroom Minimum
US codes typically require a legal bedroom to be ≥ 70 sq ft of floor area, with no dimension shorter than 7 feet, plus an emergency egress window and ceiling height ≥ 7 feet. Local codes may also require a closet.
Footprint vs Floor Area
Footprint is the building's ground coverage. Floor area is total finished space, summed across all stories. A 2,000 sq ft two-story home has a 1,000 sq ft footprint.
Circulation Space
The walking and transition area within a room. Designers typically reserve 30–40% of room area for circulation. Furniture-and-rug zones occupy the remainder.
